Online Real Estate Marketing Ideas
Hi Everyone,
I'm compiling a blog post of the best online real estate marketing ideas, and I thought I'd see who has suggestions. Here are a few I've thought of or seen:
- Put your listing marketing plan online, so you can point sellers to it.
- Create a neighborhood specific site, then mail out postcards to those specific neighbors.
- Send a newsletter every month to your sphere, pointing them back to your blog/ website for more info.
Anyone have any unique ideas they've found worked well?

One quick thought........ I would find a specific niche, such as condos in a specific area, or higher end developments. Then create a site specific to those using keywords such as: luxury homes, or specific city condos, etc...

I think it would probably be good to buy domain names which match what people normally search for. For example, if people look for buy a condo in brooklyn NY you can get buyacondoinbrooklynny dot com.
This will probably increase your search standing with search engines.

Let me see if I have this right. Create a neighborhood specific site. Then mail out postcards to the surrounding/specific n-e-i-g-h-b-o-r-s. Why?
Don't the surrounding neighbors know already what the other neighborhoods are like? And if one assumes they don't why tell them? So they'll move to the neighborhood one is presenting to them? Why would they (the neighbors) do that? I'm not seeing the neighbor getting their mail and seeing my postcard shout at them "Hey! Check it out! Just two miles away is ________. A great neighborhood for you to raise your kids, commute to work....."
Hey honey! Let's move again! I'm not seeing this happen.
Waste the time and money constructing a website, gathering information from resources one has to research on that specific neighborhood, (zipskinny) etc., thereby taking more time. Then spend more money designing the postcards from Vistaprint. And then wait ten days for them to arrive via snail mail from Canada. Spend time gathering neighbor information from the MLS and either writing it down and saving ink then printing out labels (more money) and then spend more money on the drive to the post office (which isn't around the corner up here) and postage...
All to simply tell the neighbors what they already know?
"Maybe they were thinking of moving to that neighborhood you sent them in your postcard Chris". Yeah, maybe...Not worth the time or effort or money -which to Realtors who struggle isn't something we have lately.
Wouldn't it make more sense to go through all that nonsense and mail out your postcards to a market out of state? Doesn't it stand to reason that a Realtor has a better chance of obtaining a buyer from a specific market, oh I don't know, the wealthy market, the retired market perhaps, when they live out of state and not around the corner in a "surrounding neighborhood"?

"... but targeting them specifically is better and cheaper for SEO." -I agree for SEO. That's not what Mike's suggestion is. He wants me to gather info on a specific neighborhoods. Then mail the postcards to people in the surrounding neighborhoods with that information on it. Where all that info is going to fit on a postcard is another story. It means the info on the postcard will be very limited.
"I believe the numbers have proven time and time again that the surrounding homes for a listing have actually produced the most sales." -I'm not seeing it. I'm really not. Maybe because the person who received my postcard gave to someone they know? Is that it? - "Or other homeowners may have been looking for a place for family members or friends to move in." -From a surrounding neighborhood or these people could be located out of state? Okay, I see. But all that money and time and stuff hoping the recipient will pass on the info? Nah. No thanks. That's not cost effective at all.
"Doing broad direct mailing across the country doesn't make sense in most cases. Sure there may be someone in Chicago who has always wanted to move to the beach, but it is not cost effective enough for a few specific properties." -Okay. I see, I see. But I would include on my direct mail piece more than just info on the properties of course. But I kinda see your point. Going directly to the market and not depending on the recipient of my postcard to pass it on to friends or family isn't cost effective.
You should definitely have your website or blog info on all of your marketing pieces, -Of course.
but doing mail to send them to your web presence doesn't make sense!!! -No, not just a web presence: The property, others in the area, area info, school info, population info, all that. But I see what you're saying. Online marketing is the best. Direct mail is kind of going the way of the dodo.

Ideas
The ideas are good to market online your real estate listings but you can have more good ideas for good marketing of your real estate listing.

I strongly believe that having a real estate listing is a good idea when it comes to Online real estate marketing idea.As CM said its good to have your own website first.

Newspaper adverts also work well with high quality conversion. Focus areas that you are interested in buying, the local newspaper ads costs will be justified in most cases

Real estate marketing ideas should be such that it can offer to consumers and can be connected with the supplier. The main purpose of marketing products is a real strategy to win consumers confidence, if there has been a long time, consumers will automatically loft office asking for more.
