As others have mentioned above, online marketing tends to be the focus for a majority of us real estate professionals today. However, to know that your online marketing is working, you should setup a Google Analytics account for your website so you can track to see how people are ending up on your website.

We can develop so many marketing plans but the matter comes how much it will be effective depends upon the how well you understood to the need of the people as per their budget. As the need and budget are changing as per area the real estate marketing plan can only be the best effective when you make the customer to believe that the things you are offering are best as per their need and budget. The demand of the area where the property located matters a lot also.

    Default Your City Office

The secret to creating a high-impact marketing plan is to optimize your limited budget. A one-time radio ad blitz, glossy brochure, or flash-enabled website will quickly erode your budget and derail your marketing plans. Use low-budget marketing to get your message out to your customers on a regular basis, and watch sales revenue grow.

The trends in the marketing are always changing and never static. You should make ap proper judgment of the market and then go for it.

Default Real Estate Marketing is becoming virtual

I think real estate marketing is becoming virtual in the sense that most of it will be accomplished online: websites, squeeze pages, newsletter, email lists, autoresponder ... all these tools are expected to be utilized by anyone who wants to be on top of the competition. Old ways of marketing are still valid (like direct marketing) if they are tied to an online venue (like advertising your website on the direct marketing piece or business card.) Clients expect to gather more information online before making the final decision: so if a real estate professional knows how to apply online presence to everyday marketing, he has a winning combination.

I would have to say that consistency is the number one thing you need to concentrate on...get involved in the community or something that you really care about and stick with it. It doesn't matter what it is, as long as there are people involved. By consistently engaging that group, business will follow.

    Default Advertising

I will totally agree with the one of the above answer, Advertising is the best option. Even though its is costly but I have seen many website dominating in Google on behalf of this strategy.
