Its true that twitter is one of the powerful way of marketing.The people on twitter are mostly objective as per their business and interest so its a good to find out and communicate with the people sharing common interest and goal.

Twitter can definitely be a very useful tool in networking with people and telling people about your daily activities and special offers that may be going on. By adding people that you would like to connect with as your friend you can gain a strong following and be able to connect with tons of different people at once. What a great tool.

So, I've heard lots in the media about Twitter becoming a more and more effective marketing tool. However, I have yet to know one person who has tried using Twitter to bring in clients. Can anyone describe what a proper Twitter marketing plan should look like?

I don't thing Twitter is very effective
I don't think that Twitter can be very effective in getting business, especially in Real Estate.
reason could be that you would find it very hard to find good community interested in your niche. Its very tedious and time consuming.
You cannot every time tweet about your property, this makes others feel that you are here for marketing.

If you use a program called Tweetdeck, you can quickly scan the Twitter world for subjects like homes for sale or selling a house, engage people, have them follow. Add your twitter name in your email signature, or to your website. Imagine if you could build up a 1000+ plus regional followers, and then tweet your new listings or open houses, or any other type of promotion you are running. I think with a targeted following, your followers could get benefit out of such tweets.

I use twitter everyday. The key to success is to brand yourself. Making yourself into a brand will far surpass being 'just another agent'.
