    Default Neighborhood Walk or Mailing Flyers

    A neighborhood walk is more personal but mailing flyers covers more people. Given a limited amount of time, which choice should a realtor focus on?

    Mailers typically have a return of less than 1% and usually require repetition to be effective. If you have the money for printing and mailing, then it might be a good way to go. I really depends on how limited your time is.

    A neighborhood walk would probably provide better results but would require a lot of time to be effective. Time is money so it really depends on how much time and money you have to invest!

    Mailers usually don't work that well because they are too generic. By trying to speak to everyone, no one in particular will listen.

    If you want to try a mailing (postcard, flyer, sales letter), I would suggest a piece targeted to a specific niche. That way you can write content in which the particular niche is interested.

    For instance, I might be selling my house in the near future and I am keeping my eye out for an agent who specializes in my neighborhood (3000 homes+ in my community). I have never recieved a postcard from an agent who markets themselves as the community expert. I really don't know who I would choose. If such an agent had sent a few postcards, I would be very interested. No agent out there has been speaking my "language." The same would go for FSBOs, luxury home buyers, etc.

    There is also a science to direct mail pieces (type of postage, color of paper, font, etc) that will dictate whether the piece will have a better chance of getting opened and read.
