    Default FSBO tips for New York

    Good day to All!

    Just joined the community. Sure I lot of info here but matter is urgent. Contract with real estate agent will end up on October 15. House for sale for 6 month now. Several payments missing and close to foreclosure due date (no service with paper although).

    How to put on open market now? Any tips how to get listed on MLS without agent.
    Any tips and advices appreciated.

    I would suggest finding an agent that is experienced in short sales ASAP. You can find a flat rate company but to be on the MLS you will have to offer a commission to the buyers agent.

    Also I would suggest that you contact a HUD approved counselor or at least visit Making Home Affordable to learn how to avoid the foreclosure rescue scams.

    What is an average commission to the buyers agent in today's market?
    what is an average flat fee?
    what is difference in dealing with regular sellers agent and short sale agent?

    any info will help. thanks.

    You will need to look for a REALTOR with the CDPE designation and/or ask how many short sales they have successfully represented the seller in. The difference between a regular agent and an agent that specializes in short sales is experience.

    You will need to discuss the commission with whatever agent you decide to list with in your area. If you are goind to be doing a short sale I would STRONGLY suggest that you do NOT use a flat rate company.

    If your property has been listed for 6 months but has not received any attention/offers it is probably due to one factor: PRICE.
