Call Leads
Hello,
I'm not a realtor, I do online marketing, and recently I have been doing a lot of it for real estate agents. (don't worry, no solicitation, I just need help with research). My question is: what are the majority of your phone leads (from new customers) requesting?
So many things can be found online now, what are you still receiving inquires about? If we can brainstorm on that for a minute, maybe compare notes, it will help not only me, but everyone's online advertising efforts as well.

Crissy, you are correct in that it is a big mystery. Phone leads have slowed tremendously because of the internet. I think most potential clients can get all they need from the net.

I get a lot of call ins asking about REO's and Short Sales (and yes, they could find it online if they searched thoroughly). What is the scope of your research?

call leads
Hi Creeesi,
I am promoting real estate websites as well and dealing a great time with leads. I really think that untill a major change will come, the best leads generated are from the web. I wonder what is your reasearch target.

Thank you to everyone who replied. My goal is to drive not only traffic to my client's real estate websites but also conversions (form submissions & Calls )
Calls are tough. Even with a strong call to action I've been hampered by everything agents are forced to give away just to stay competitive with each other and with sites like Zillow, Realtor.com, Trulia. If I am searching for a new home, and I already have access to data such as: comps, asking prices, days on the market, neighborhood information, pictures, taxes, HOAs .... What are you getting calls about? What are you providing that the supermarket RE sites can’t touch?
Short Sale info was mentioned and I am going to add that as item #1 because my numbers support that as well. Buyer campaigns and Foreclosure/Reo/Short Sale campaigns generate high-interest. Relocation campaigns can go either way depending on how it’s targeted. And seller campaigns - are duds. (that’s just been my experience, but it has been fairly consistent.) I think Short Sales and Reos are more popular because the mega sites are still lacking in conistancy and timeliness. So we have a #1!

There are saveral ways to call the leads....
1)"Quiet times" are the best time for you to call the leads2) Shrug off the wrong notion that calling leads from lead list is unprofitable
3) Don't be preoccupied with negative thoughts
4) Serve the people's enquiry
5) Give time to build a relationship

I get a lot of calls for price checks on random homes. many of them are not my listings.
Don't wait for your ship to come in, build one.

I have worked in a brokerage firm before and we used to have a website were we got more phone calls but sometimes most of them are just inquiring and most of it just brought cold leads but more often good leads of course.

with the advent of internet,informatin are free and everyone can get the information if they have time to spend on searching for it.The phone leads can still be made a viable resource,
how is the key,well if you can get somewhere closer to rank1 in some RE based keywords,
and probably promise more information than what they really see or offering some value added services you might get more leads.
One important thing is web based phone leads are classified as a phone lead or not?
if you want to call someone and make them to buy or sell something,make a very crisp
script and give some value added tips every time you call them,on longer run you might get benefited.Living in Southern California enjoying the sun!
