I think it will be more beneficial in focus on social media that is having a facebook business fan page can helpful in getting better leads also, the tips that you have suggested here are also very important for keeping in mind.

The two components I've had good success with are 1. a good user experience on the website; and 2. driving qualified traffic to the site.
If the user experience is blah, obviously they won't come back. The site must be easy to navigate (2 click rule) and must give them the content they want.
Driving qualified traffic is as easy as setting up a Google AdWords account. You've got to make sure you really hone in on your target audience - the audience that converts.

I agree it's very important to have a good site, but you should promote this site. I think if we choose between the promotion and the site, promotion should the most important.

Marketing and Selling Tips for Your House

- Is there a financing contingency in your offer for sale, that is, is the sale dependent on the buyers' ability to obtain a loan commitment from a lender? Know that the buyer can forfeit his/her deposit by backing out of the deal for reasons not detailed in the contract.
- Is there an inspection contingency in the offer, which lets the buyer hire a professional to look over your property?

The thing which must be remember is Don't put Content in Flash because sometimes some browser don't support it .
