We just posted this on our blog but I thought it might be helpful here......

All of us get those little "door hangers" on our front door from Pizza Hut or landscaping companies, etc. But I think we Realtors and agents could take a note from their book.

Since we need to target our prospects geographically, in most cases, using door hangers as a marketing weapon is perfect. We can target the neighborhoods we want and even the houses we want.

If we're out one day in "YadaYadaville", hanging up door hangers, we can skip the dumps if those aren't listings that we potentially want to take on.

Like any other marketing weapon though, it's a numbers game, not a magic bullet. You'll want to repeat hanging these door hangers a number of times.

Repetition is a the big key to marketing success so these prospects need to be seeing your ad a number of times before they'll act upon it. Of course some prospects will respond right away but the majority will need to see it at least 7 times, on average.

And I always say, if you don't want to hang these yourself, hire your teenager or a college kid. Pay them per door hanger or better yet, pay them a referral fee for any deal you get as a result of the door hangers. That'll really entice them!

Also, doorhangers.com is a solid company to get your door hangers from. Pretty inexpensive and you can control the design and text yourself.

Hi Josh,
In my experience, door hangers work great...if, like you said, they are hung consistently. I've been in real estate for 10 years. The agents that employ this tactic are successful only if used on a monthly basis. 7 times is the notable number. Nice post.

Hi, yes i do agree that this door hangers will helps lot but when one goes out then may be they can help you for other ways also like those close ones who are visiting to your home can drop massage for you.
