Mistakes done while buying home
# Buyers don't clearly understand the roles and duties of real estate licensees, especially who represents whom in purchase transactions, and may wrongly misinterpret or rely on a licensee's actions as representing the buyer's interests alone.
# Buyers may innocently disclose confidential and material information about their buying needs, financial abilities and negotiating strategies to sellers and their agents, especially when not aware of the roles of the licensees involved in a transaction.
# Buyers think that sellers pay real estate commissions as well as other closing expenses and seller concessions.
# Buyers fail to understand how critical it can be to carefully design contracting strategies and techniques in order to better negotiate with sellers and their agents.
# Buyers don't appreciate the benefits they gain when they are entitled to receive the undivided loyalty and trust of the agent, and are usually uninformed about the service and loyalty limitations inherent with an intermediary, appointed licensee, dual agent or other limited service providers.
# Buyers minimize the effect of competing buyers when preparing or negotiating purchase offers.
# Buyers are usually unaware of the importance of personally attending and conducting thorough and independent physical property inspections, environmental audits and separate property appraisals as a condition of the home purchase.
# Buyers do not comprehend the important value relationship between real estate services offered or provided and compensation obligations.

thats a very good points you cover... mostly people never go with all points buying home which you post here... yes you are right.... usually unaware of the importance of personally attending and conducting thorough and independent physical property inspections, environmental audits and separate property appraisals as a condition of the home purchase....this will help to any one who are going to buy a new home ...thx for posting

You know what I would do with that list?
I would take that list and address every single one of those concerns in a free special report and give it away on your website in exchange for contact info.

great tips..buyers should be aware of everything..
btw, not getting pre-approved or pre-qualified for the mortgage loan in advance of beginning their home search.being overly exited buying, this is also known as impulse buying.not enrolling with the qualified realtor in the process of buying a home.buying too much. few home buyers have so rigid requirements that they pass on an excellent home that would have been a good bargain, just because they have high demands

Good observation you have here. Buyers are not that aware of all the things involving the property management, things that are sometimes important. I guess, the legal adviser needs to take action. And for the buyers, it is better to search, ask, study and observe first before getting into the real estate business/investing to avoid loss.

I totally agree with you, buyers should know and should be aware of everything on how to invest a property and to avoid having mistakes. Especially the first time buyer, I suggest hiring of an agent for the first time home buyer, because agent is responsible and have knowledge on real estate matter.
