Buyer's Folder
Hi Everyone,
I'm thinking of creating a folder that I can distribute to buyers that I show homes to. When I show a home to a potential buyer, I give them my business card and print outs of the homes we're visiting. After the showing, it's very easy to throw away this stuff or easily misplace it.
Having a folder with useful information and reports would probably help returning these buyers for more. Here's what I'm thinking.
Create a folder with a nice logo and brand identity. Inside the folder, include my business card. Also include the following information that's relevant to my area and the types of homes I'm showing.
- Current market conditions.
- Report: Why use a Realtor.
- Report: Step-by-step process on how to submit the offer.
- Report: Explanation of the most important factors in AOS.
- Report: Important factors that influence the sellers acceptance.
- Report: Explanation of various inspections.
- Report: Explanation of various loan types/mortgages.
- Report: Comparison of School Districts.
- Business card of a Mortgage Broker that I work with.
- Business card of a Home Inspector that I work with.
- MLS print out of all homes we're visiting.
- MLS print out of similar homes in the area.
- Google Map print out of the area.
All print outs will be in color. I think that if this package is loaded with useful and well presented information, it's less likely that will get thrown out or misplaced. Also, there's a good chance that these potential buyers will keep it for future reference.
What do you think? Are you doing anything like that? What else would you include in that folder?
Thanks in advance.Russell Volk, REALTOR

Hnn..!!! well it sounds like nice idea to work with.. You should advertise your business to some reliable property & real estate portals so that you may have greater access to many of the sources available at the Internet.. Good Luck

That's what I'm thinking. Something branded and professional looking. I just need to increase the 1st showing to 2nd showing ratio. Many people are looking at homes once and then I lose them. I hope this will help.

This idea is really good to gain a potential buyers,in this kind of advertising/promoting you personally give it to some potential buyers and of course you put also some art for it to make sure that you will catch the attention of some people, and in this folder it's not only information of houses but you also discussed what you are and what you're looking for and also some information about you.

Good additional thoughts Makati condos. The buyers should also know the reliability of the seller/negotiator of the property for better transaction.

That's a nice way of showing/presenting the house to customers. Usually, those print outs can be thrown easily, indeed, how colorful they are, but it used to show limited informations. How can a buyer know what he/she ought to know. Creating a folder will add credibility to you and your company. With a lot of details which a potential buyer can rely on, they can decide easily and instantly. Many salespeople, though how believable they are, it depends on how they present their RE offerings.
But there's one thing that I want to say, do not make your explanations to long, coz buyers won't spare their time reading things for a long time. Just limit it on important matters and issues. Buyers needs a long time for things to consider. Relevant matters and vital points are enough, long elaborations will make them dull.

Thanks for your feedback. I'll definitely keep every report to 1 page long. No tiny text or long sentences, but I want to relay lots of useful information and show buyers that I'm the one they need to turn to for their real estate needs.
