I need 50 good real estate marketing ideas.Does anyone have any good ideas?
Cheaper prices and lower commissions (X 25)
It's really that simple. Clients don't care about promotions, visibility, track records, or service when times are tough. It's just a numbers game, especially when the market is bad and their bank is calling.
Make their number bigger if they are selling, and smaller if they are buying.
Also, focus on first time buyers. Right now, they are the only ones who are liquid enough to make non-contingent offers. No one likes to deal with them, because they usually involve lower priced properties and higher maintenance buyers, but that's where the action is. When the market recovers, it's going to start with these guys.

What it is for me?
i think the most important thing is not the good marketing ideas you need to find. because as i know, people buy things base on emotions. so all you need to find is "what it is for me" (from costumer point of view). as long as they don't get anything good for them, they wont buy.
but if you can find "what it is for me" in their point of view, i believe they wont only buy from you. but they will tell their friend to buy from you also
regards,
W

Your integrity in the industry is an important issue, no much different in
marketing real estate and other products but how you treat your customers
and the testimonies they give about your services is a big factor when
designing your marketing plan.

Own a Market
One thing that I have seen very successful agents do is saturate a market and own it over time. With marketing and some intitial discounting, you can get your signs up on many homes in a particular area. Then as new sellers look for agents, you seem to be the logical choice. Once you have penetrated a neighborhood, begin to expand your marketing efforts slowly out from the center so you continue to benefit from the penetration you have in the mature market.

you mention lower commissions, why not do a similar idea i have seen used, where you offer a cash back, upon sale. That has had interesting results

I'm sure there are other virtual flyer companies out there, but i use vflyer.com to promote my stuff in a very nice looking online ad in craigslist and other free advertising sites.
