Using social media marketing is really helpful in getting those traffic but in my case i don't seem to get traffic that much. Can anyone recommend me how to maximize the use of twitter and facebook to drive traffic?

Are you familiar with http://wefollow.com and http://tweetfind.com? Add you twitter account,it may not contribute a vast change, However, it helps your twitter account visibility.

Twitter
I have actually had decent success using twitter. First, you need to have enough followers to make anything happen. You can get followers by following others, usually 10% to 20% will follow you back. Try using refollow.com to start following people.
I have found that my best followers have found me just from my updates. If you are really dedicated and provide 10+ tweets about real estate daily, people will follow you. I have been able to take my business and personal accounts and build them up to over 10,000 followers fairly quickly. Every time I post a link, I get anywhere from 15 to 50 clicks on it, depending the subject and title.
Of course be sure to put your twitter address on your websites, blogs, etc... to try to get more followers. I personally have gotten 90% of my followers through just using twitter, not from outside sources.
I use Facebook as well, and have over 4,000 friends, but twitter gets me far more link clicks than Facebook.I decided to give away my 2 favorite videos on building a free website that actually gets real estate leads! If you try it out, can you please email me and let me know how many leads you are getting each week?.

Leveraging Social Networks
I agree with the other posters you have to establish a following first and foremost, and you have to Tweet often. If you are looking for things to Tweet about here are some suggestions;
Tweet about local events-it will show you are well connected to what is going on in your community
Tweet about any new listings or sales you have
Tweet about any classes or CE you've recently taken
Tweet a weekly Local Real Estate Market recap...

In response to aquaspace, having a blog, if done right, can help with SEO and is totally different than going on Twitter. I get a ton of people who find me through posts I've written. If you are interested in blogging, check out www.activerain.com . It is an easy format to get started. Also, in regards to social networking as a whole, it is always good practice to be consistant and be engaged. Comment on your facebook friends posts and tweet about things others find interesting.

Twitter & Blog
You will most likely get more traffic from Twitter, google and yahoo love tweets they usually rank fairly high, get indexed fast, and are shown in the organic search results. I think you can use both effectively, use tweets to direct traffic to your blog if you blog often (at least once a week) you can even link an RSS feed from your blog to your twitter account and in most cases link your twitter to your blog. Just make sure that what you are blogging and tweeting about are relevant to the specific niche in Real Estate that is your specialty.

I will actually be writing an article on this issue soon. I think real estate professionals take the wrong tact on Twitter, Facebook and other social media.
Granted, they are viable sources for new traffic, but the power of social media is its ability to retain loyalty. The payoff of these tools in my opinion is really in keeping clients and prospects within your sphere of influence.

Re: Maximize Twitter and Facebook accounts
Follow many people so that the probability of your followers will increase. Also, try to post interesting and catchy topics so that many would reply to your post and communicate with you. Facebook is often used for entertainment, posting some business-oriented topics will bore your Facebook friends. However, stating your business topics in an entertaining way could be possible.
