Marketing High End Properties
I have several high end beach listings? Does anyone have any marketing techniques ( other than the web ) that have worked well?

Traditional sometimes does work
Hey there, I dont know if this will help much, but I find that the high end homes tend to sell themselves. What I mean by this is that as long as you have it priced right, there are already buyers looking to buy in those upscale neighborhoods. Buyers wait for these homes to hit the market. So I just go the traditional route and send out just listed postcards for that neighborhood usually you will have a current owner in that neighborhood call up a friend or family member that has been waiting for a house to pop up in that neighborhood. However if there are many upscale homes in your market, than your most likely targeting out of town buyers so the internet is the best way to go. Have you thought about getting individual websites for your listings? It doesnt cost much. I am going to start marketing individual websites for my listings I dont see a lot of realtors in my market doing this yet, but I think the more ways of marketing on the internet the better. I agree. Luxury home buyers are niche buyers. If they're already in your town, they tend to either drive around the neighborhood they want to live in, ask their friends in the neighborhood for a high end Realtor, or look in magazines that advertise premier homes. If you have a few listings already, posting information on the internet or creating a web site/page for your listings are great way to go. By advertising in magazines, you'll definitely attract some calls for more high end home buyers, not necessarily the ones you're selling. Good luck!

High End Property Marketing
In our area we have river front homes and one of things available to us is a program called PUMA, and we can put in the address, and give it an area such as 2 miles of the property listed and we can print out address labels for all the properties in the area. You might want to try a direct mailing to properties is the area, sometimes people two blocks away don't know the listing exists but have a friend looking for a home in the area.
We also run a 1/2 page on larger properties in the Real Estate Book.
Just the change of seasons should help beach property.

Does anyone use this program for their database management?? I don't know much about it, what makes it so good ?? It seems pretty expesive for what I have heard it does, any input would be appreciated.
Also if anyone knows of something better, I would love to hear about it.
I currently have Goldmine and it just doesn't do what I need.

Networking, networking, networking. In our market we have a gentleman that is consistently among the Top 5 annual sales leaders in the US each year. He sells the big $10m+ oceanfront homes. But you know what? He also sells a lot of $500k homes (the median home price in our market). He built his reputation by selling every price range, and he's rarely ever hurting for buyers or sellers.
