Best bang for your buck?
Howdy folk's, My wife and I are starting our basic real estate school. saturday and plan on being licensed and working by the end of Sept. I realize there is a million ways to promote yourself and with enough money behind you everyone in town will know your name and what you do but, I am wondering when it comes to advertising to the mass"s where do you find you get the most bang for your buck?(I.E. bill boards, car signs, mailings?) all advice is appreciated. Thank's, Brad

You would be surprised how well post cards can do. I picked up my first sale by mailing everyone that I know in my area to let them know I was now in business. Almost every mailing that I now do will generate something that I would not have had otherwise. Keep in mind I am not doing mass mailings as top agents can afford to do.

Go advertise in the niche market first and do marketing first in local magazine.

This is an easy one - Word of month advertising beats out all other forms of advertising hands down. The only problem is that all the money in the world can buy you a good representation.
For paid ad, I would go with a local paper or TV. If there is a popular local website that would also work. Billboards really only work for hotels, restaurants and gas stations.Neal M - HouseViewOnline(TM), HouseView(TM)

Hi,
I think firstly you will go for paid advertisement, start with a local paper or TV. Also you can advertise yourself on popular websites that would also work.
Also agreed that post cards can be very handy as mentioned above....
Just try all these things you will be popular.
Thanks.

Pick an area where you would like to sell real estate the most and get to know that market inside and out. Preview homes in the market, visit other real estate agent's open houses, promote yourself in that market. It is better to me extremely knowledgeable in one particular real estate area then to know a little bit about a lot of areas. If you do it right you could become the area "expert" and everyone will want to list and buy with you!

Billboards and news paper ads are very very expensive. The bigger the audience that is going to see them, the higher the rate is. Word of mouth is the best indeed, but works only if you have a lot of people who are willing to give you a referral.

Everyone claims word of mouth advertising is wonderful, and it is, but you cannot begin to build a business around it right off. Work your by owners, expireds, and pick a farm and start knocking doors. Real estate will always be a sales game, i.e. a numbers game. You can't wait for people to call you; you must get out in the field.

Brad is very right. And I agree that although word of mouth is the most effective marketing, it is still one of the hardest to build on for quite some time unless you know tons of people with money laying around.
Getting out there to know people is great. Knocking on doors is not so much appropriate for women I think, just not worth putting yourself at risk for a potential sale. If you go together with your wife then it is great!
