Facebook
I have a couple of my clients on my Facebook and it seems to be a good way to stay in touch. Is anyone actively using Facebook for marketing? If so are you having success?

Social Media marketing is all about building your 'community' of followers per se. Whether its Facebook or Twitter, if you connect with people (offline) as well as online, promoting your information can be very rewarding. I have a friend with over 1000 agents in the local market. Its a perfect marketing opportunity with that many people that are interested in your field of expertise.

I use facebook, twitter, myspace, and linkedin for networking.
I use the sites to post links to my sites and let people know what I am doing in Real Estate. I post a few personal things from time to time but usually it is all Real Estate related.

Facebook Marketing
Hi,
I use Facebook Marketing regularly and it is great.
What I love about it is that you can join existing Groups of Real Estate investors (instead of having to build up your own following forever) and then post to that group.
If you have a Buyer's list of your Real Estate (if you a wholesaler) or if you have a Real Estate Information product and you have a list, you can also "Mass Invite" your list to become your friend on Facebook, so that they can get you messages on Facebook even though your email to them might have been caught by their Spam filter.
I like that a lot.

Helps to stay "top of mind"
I don't have any hard data to back it up, but I'm a casual facebook user and even though I haven't posted much about real estate, I've noticed that I get more referrals from my past clients who I've friended on facebook than I do from others.
I think even just using it casually will help your business, because at the very least past clients will remember your name (I forget the statistic but a shockingly high number of survey respondents couldn't even remember their realtor's name after a year)!

Facebook is a great tool for marketing but keep in mind, you shouldn't mix business with personal. If you have a facebook page that your friends and family are part of and so are your clients you are putting yourself in a position that something personal that you don't want to get out can get out and damage your reputation!

Facebook and twitter are good social marketing tools. It's also helpful for branding and visits to your site. I'll start now Facebook for marketing.

I have actually started posting my listings and even pictures of my clients on FB and am getting a favorable response from my SOI. It is a great tool.

I don't have a Facebook account but I heard some Realtors that get a bunch of referrals from it so I am considering it now. I did just start tweeting on Twitter though.
