Furstrated With My Local Agents... (An Easy Marketing Tip from A Buyer)
Ok... so my wife and I are in the market for buying a home. We often spend the weekends scouting our favorite neighborhoods... It's been 3 weeks now and I'm getting SO Frustrated with the local agents here...
Check out the photos below and you'll know why... every time we stop by a property... there are NO FLYERS! 
As a prospect... I'd like to read up and see the specs of the property that we like. But I can't. Now, I'm not sure if the agents are lazy or they just simply run out of flyers, but regardless having an empty flyer box is not a "positive" marketing strategy...
So I guess my marketing tip would be: KEEP YOUR FLYER BOX FULL
I took a photo of one of the properties that I'm now totally turned off by because the agent refuses to fill the property boxes... I would never use these agents to list my home. Funny thing is... this is a $600,00 - $800,000 neighborhood!

If you were like 90% of the buyers you would have had printed the flyer for the house off the internet long before you ever got into your car. You would have had a whole stack of flyers before you ever got into your car.
What were you doing riding around looking at houses without doing any homework?
How do you know what neighborhoods you can afford without doing any homework?
How do you know what school district, tax district or HOA you are in without doing your homework?

How serious a buyer can you be if you rule a home out because the flyer box is empty? A truly serious buyer would simply call the number on the sign.

Flyer Box
As a listing agent, I love to see my competitors with empty flyer boxes. It just makes us look that much better as we make a supreme effort to keep ours full.

Flyers are good to just prevent phone calls from neighbors only wanting to know the price. I do not like them that much since they have the effectiveness of open houses and print ads. It is just something you must do to keep the seller happy.

I've never seen flyers boxes here in Canada. Here you just have to call the broker to find out more about the house.

Hi Greg and Mark... You are spot on... Keep up the good work!
Rich... I agree... professional Real Estate Agents are few and far between. You know the good ones right off the bat. It's as simple as making an effort to keep the flyer box full... you never know where a prospect will come by.
Moreover, advertising is advertising whether a sale comes through the flyer or not... if the neighbors call... each call is a lead... and each lead is worth a commission.

An empty flyer box will hurt the chances of the potential buyer calling, but it would only turn a serious buyer off completely if he was in the business of selling flyers.
So I was spot on about tukeyfryer setting us up for spam?! Can't believe that turkeyfryer admitted wanting to spam the forum but that is ok. I mean no one but a spammer would use the name of their website as their forum name unless they wanted to get around the rules for a certain number of posts before having the ability to post links.
Turkeyfryer thought it would be more effective to start a conversation online about empty flyer boxes so he could promote his business of flyers. They may be a necessary evil but even someone that sells them must resort to the internet to get the word about his product out.
I use flyers but have a love/hate relationship with them. Flyers are not very Green. People now realize Green is the way to ensure a better tomorrow for our children.
But flyers are part of the business! Many buyers still resort to the old school methods. Some people like driving around in the hopes they will luck out and drive by a home that is for sale. And that home will have the features you want in the price range they are looking for and the home is not already under contract.
An empty box could be seen as a sign of immense interest in the home, or a sign that someone that runs an internet company selling flyer templates wanted to post about empty flyer boxes.
I have had homes that would run out of flyers every 2 days. So much so that I suspect the agent that lived down the street was taking them! Either way, I usually print a bunch up to keep in the car and check constantly. Always before the weekend.
All good agents track where there leads/sales come from. And I would say less than 1% of mine in the past 2-3 years have come from flyers. Print ads are better but not by much. flyer advertisement is good option of marketing but need to improve marketing idea and strategy like TV Advertisement of the good options it creates more Trust and effective snap on viewer mind.
