As far as I can see in the future FSBO will only be a very small part of the market sale. More and more real estate laws will keep few owners trying to understand home selling.

Future of FSBO
I think it depends on the market. It wasn't so many years ago that all a person had to do was put a sign in his yard & the home sold. Home owners were quick to understand the possibilities of eliminating us from the home selling process and many sold their homes themselves.
Fast forward to today and the climate has changed 180 degrees.
I think that as an industry we have to remain sharp because everyone is trying to chip away at our profession. I think it was George Romney that is credited with saying
"There is nothing more vulnerable than entrenched success"
I think we have to be careful as an industry or we will be on the outside looking in wondering what happened as other business models compete for our business.

The future of FSBO seems to be promising. The numbers don't lie. In 2007, an increase of 12% on the number of FSBO properties sold was noted by industry experts. The so-called credit crunch phenomena is one of the factors which encouraged many people to sell their properties the FSBO way so they can avoid paying for a third-party realtor.

They'll always be fsbo's in todays technology driven era. When markets are hot they won't need them....when they're cold they want to save money b/c they're selling at a lower price (at least to them). They'll always be fsbo's out there.

I think that sellers who sell properties fairly often will move away from realtors and start to do it themselves. Those who sell once every 10 years or less are probably going to stick with real estate agents. There is just too much paperwork and legality involved.

Eventually the majority of the market place will become FSBO, but not in the sense of what we think of today. We also will not see the removal of agents from the market place. I feel that the MLS systems we have today will end up falling apart. To many REALTOR controlled MLSs are trying to hoard data and bar entry of new business models.
These actions will eventually have the DOJ break their backs. Once this occurs the MLS will have to be opened up completly including directly to the individual seller (for a fee of course). Once this occurs you will see more reduced fee brokers as well as a ala carte services. In most cases a buyer side commission will still be offered.

I think there will always be a FSBO market because you have real estate investors always trying to rent and sell their properties before they list it with an agent. And these people are very versed in the real estate legalities of selling homes.
