How do you capture leads online?
Ever wonder what others are doing online to capture their leads? I have the same question...
Do you :
1. Use online lead generation companies
2. Manage your own ( using lead capture page )
3. Use a feedback medium online ( phone, email, private message/chat )
4. Network online

I generate leads by posting the latest real estate information in interesting manner on various community sites, real estate sites, mails and local news papers. I try to concentrate more upon the sources that are popular in that particular area. To know more about latest real estate business lead generation practices, foreclosureworkouts.info is also a good source.

On Line Lead Generation
Our on-line leads are generated exclusively from our web site. In addition to supplying our viewers with an up to date list of inventory, we break the inventory down into communities, types of homes ie: waterfront / golf / acreage / equestrian in an attempt to make it easy for viewers to find exactly what they want. Recently we have added a link to Bank Owned & Short Sale Homes as well. We also offer statistical data & relocation information.
Years ago we tried using Home Gain but found it totally unsatisfactory. If you'd like to contact me about that experience, I'd be happy to discuss it with you. We have a toll free # at 1-888-713-3056.
We have found that this type of a lead is someone who has often times sent the request to other Realtors as well. It's critical that you get back to these people ASAP. While on-line leads can be frustrating because they can vanish as quickly as they appear, it has been a huge income generator for us.

I have had some very good results in generating some very high value leads through my squeeze page campaigns. Although its kinda slow but the effort is well worth it.
Another interesting development is Twitter. Had some success in it but is still learning how to use it more effectively.( eg. Get more targetted followers, weeding out spammers, giving tweets more value other than just links all the time...and other stuff ) I think its the next best lead generation tool Ive used other than my email lists.
And not forgetting following up with phonecalls by the end of the day to make deals work.

squeeze page campaigns
Pardew,
I've never heard this term before " squeeze page campaigns" what is it.
I'm trying to make some sence of Twitter myself. I'm half way through a Twitter tutorial. I hope this "old School Guy" can make some sence out of it.

I've been generating leads exclusively from my own websites. It's much more reliable then trying to buy leads from outside sources, however, it does take a great deal of time and persistence to build up your website and online marketing efforts.

A Squeeze Page is actually a lead capture page you put in between your main blog or website. Before a visitor can actually enter your site he or she must opt-in as a subscriber to either a news letter or some free information....You can have multiple Squeeze Page targetting different niche markets redirecting them to your sole site once they have opted in.
Most regular folks feel that this technique would turn away visitors who just want to visit the site. I would say this.... if they are interested enough to opt in the list, you already have a highly convertable and genuine lead rather than tyre kickers browsing your site...Last edited by Pardew; 06-01-2009 at 04:36 AM.

Squeeze Page is actually a marketing term widely used in the internet marketing realm. Pardew have given a very good basic perspective of how it works and for me personally, I practically live by it.

A really solid local blog would be great. I remember seeing one for a city in north carolina that was awesome and I am sure captured a ton of targeted local leads.
