    Default Assessment Appeal Marketing

    We all know that it is important to focus on niche marketing to remain successful, I focused on the negative price drop. My family is very much involved in real estate, so when my father in law the appraiser had an idea two years ago I listened. When he mentioned how assessment values could never keep up with decling values I decided to create the site LowTaxRate.com

    Since launch in 2007, site visitors has grown exponentially. This year I had over 1000 contacts in Metro Detroit alone and my father in law handled outside the area. Most leads wanted to appeal their assessment or just had questions, I expanded my real estate brokerage practice to include broker price opinionds and made myself known as a property tax expert in my area. The result was more listings than I wanted and 20 buyers concerned about taxable values when purchasing foreclosures. Should I also mention those who seek advice to lower taxes generally live in larger homes, my average client is in a $250,000 home.

    Needless to say I was more than happy to lend my advice and offer valuation and brokerage advice.

    Expanding your practice to include consultation and not only brokerage will give you the compeitive edge to survive in this dismal housing market.

    That is absolutely brilliant!

    Great way to niche yourself, without going for the expected "high/middle/low market segment" differentiation.

    I imagine one might just as easily take the other end and work with lenders, HUD and others to help sellers who are upside down on their mortgages?

    Love the concept.
