    Default Make your property apealing

    Many owners don't realize that besides the marketing efforts of their agent or their own,in order to sell the property has to be apealing to potential buyers.I've seen properties for sale with broken fence,stairs, dry lawn,and many other issues that could be fixed before they sell.

    Yes, it is a good suggestion. The primary look of the site plays a major role in fixing the bidding price. Incurred investment is added in the asking price, so the seller is also safe.

    I agree. I was helping a buyer find a house here in Lexington, KY and she was basically looking at all the same style of houses built by a large developer/builder. There are 3 of the same models on the same street. The one she picked was the one fixed up the nicest and paid more for it.

    Now the reason she paid more for it was also because the lot was nicer. So inherently there are some things that can't be overcome. Right now I have a house listed that has gotten some decent interest. The problem seems to be the house is smaller on the inside than it looks on the outside. Also, one of the bedrooms, actually the largest, is a loft style room. It opens to the foyer. People don't like that. This is making it difficult to sale. Now with all that being said, I talked them into repainting, lighting, and flooring the house. So the house is in tip top shape. Before it was drab and dated. With the other issues I mentioned above, this house was NEVER gonna sale. Now, I feel like it will sale, and much higher with the improvements, but we will have to drop the price about 5k more to do it. I've prepared them for this and we have been systematically lowering the price every two weeks. I have an open house this weekend and I'm hoping to get a lot of good feedback.

    Default costs of fixing the property

    Many people are not handy at all.In order to fix things they have to hire someone.Sometimes they don't know who to hire,because they know nothing about construction or landscaping.In other cases they don't want to spend money because in their mind the property will be sold soon so there is no reason to spend any money.

    Then if they aren't willing to fix things they must be willing to sell it at a reduced price. An overpriced, underappreciated home will sit and you get blamed.

    I was told that if they wanted to list it overpriced you should get a signed note from them stating that after said time they are willing to reduce the price. Otherwise you are wasting each other's time.
