How many actually have a marketing plan?
Let's be honest. How many of you do?
I don't. But I am starting to formulate one as we speak. I am writing down all the contacts I know. Basically my SOI. I'm ranking them and I'm putting together an ad campaign to target these people on a consistent basis.
I'm going to keep a running log of this so it may help some others. Let me know if you do this and what you do.
My first goal is get this list completed and get me a decent contact resource manager software.

Planning is must for every business whether it is small or big. Every body does that but result depends upon the perfection of plan and execution style.

So what has your execution plan been? I am just getting mine in gear but for 3 years I haven't had a plan one. The fact that I have been moderately successful is a miracle and also sad b/c I could have tripled what I did if I had a plan.

I have a marketing plan now
In the past when I was started my business ,I was not really not have any type of plan related to my business.But after some time,I was think that it is very compulsory that I should have a business plan.Now,I have a plan and I am getting more profit from my business.

Good to hear. I haven't had a plan and the results speak for themselves. I am in the process of developing my plan. It will take a while so I have some starter things that I am implementing now.
First, I am making a point of reaching out to my SOI in a very personal manner at first. Nothing about sales or what I do. Just bringing them closer to the fold.
Second, I am detailing my existing business. New biz cards, signs, etc. Working on marketing pieces that I will first send to my SOI on a consistent basis. Once I get these things going, I'm going to work on new prospects.
Third, I am reading sales and marketing books like crazy. I am trying to learn the good and bad of what I'm doing. The big thing is just working on myself and being a better person. If I can do that a lot of the rest will fall in line.

5. Structuring the sale.
6. Transaction Management.

Hi, I'm new the forum and will be a real estate agent in July. What is "SOI" , is that your contact list? I'm interested in also using video when listing a house. Problem is I am not technolically savy...yet. If you could get a decent video, on your website, of houses you are trying to sell wouldn't that lead to more contacts in the future. Not a lot of real estate agents use video because it is probably complicated...(camera, editing, lighting). Tell me if I am off basis here. Just trying to learn as much as I can before I start.

When I was in real estate marketing, we ALWAYS started with a basic "Strategic Marketing Plan," which you can put together in about an hour by asking a few simple questions:
1. Who are the people who can influence your success:
List as many groups as you can think of: past clients, current clients, other agents, lenders, closing attorneys, inspectors, "browsers & tire kickers," interior decorators, etc.
2. For each group, HOW can they positively influence your success?
Past clients can refer new clients, or call you again when they're ready to move. Current clients can do the things they need to sell their home faster. Other agents can show your listings more often or refer new clients to you, etc. Be thorough here.
3. Now, for each group...what do they need to believe in order to influence your success in this way?
Why in the world would they do what they would need to do, to help you out. What objections must you overcome, and what can you do to make it worth their while?
4. What message can you send that will confirm and strengthen that belief?
How can you remove any objections and prove that they should believe what they need to believe to hep you succeed?
5. How can you deliver that message in the most cost effective manner?
For each group, what is the best way to reach them with the message you need to reach them with?
...
And there's your basic strategic marketing plan. Now, try to take 5 minutes to an hour each day, and take action on one or more of these. This will help keep your marketing efforts consistent and comprehensive. Revisit your SMP every three months or so to see if anything has changed.
