    Default Door Knocking

    Hey guys,

    I was wondering is anyone out there door knocking to buy houses? If so whats working best for you, what are your results, and who are you targeting? Thanks and merry christmas.

    Target you market:

    FTHB, or Move-up buyers, etc.

    For FTHB, I focus on homes in working class areas that sit in the $250k- price range. This makes sense for me.

    I don't just randomly knock on doors though. I am handing out fliers and putting printouts on cars to get more web traffic and people to FTHB seminars. Apartment complexes are great for this!

    haha no i mean are you door knocking to for yourself to buy houses. Im door knocking on expired listing houses, multiple property owners, and preforeclosure(this one with zero success)

    Im curious to see what other results you guys are having if you are doing this.

    Good idea for apartment buildings to find FTHBs I just mail to them though, i haven't tried knocking on apartments for buyer leads.

    Literally door knocking is the highest return for me. I get pre-foreclosure that I can buy myself and I get a 5% call back. Knocking on door in one subdivision brings me at least one closing there...

    I think it's time to go out looking for buyers.
    Door knocking is one of them. Holding seminars and information sessions for first time buyers will produce results.

    Are there any other lists that you tried door knocking? I tried preforeclosure a few times earlier in the year and had zero success in getting some deals. I also find that this list has the most objections and there are the hardest to deal with because of the emotional distress they are in; this isn't always the case but it happens often.

    Arrow Door Knocking...

    I believe that you could use your time more efficiently then knocking on doors. One way that I do it is building a list of bird dogs and let them do them do the heavy lifting.

    Going this route let's me focus on building my buyers list of investors, FTHB, and private money lenders.

    If you don't want to do this then I would recommend finding a good realtor to send you REO properties. You can actually get an REO for a better price then a Shortsale right now and the best thing is it takes less work on your part.

    Let me re-phrase. I got things confused I guess...
    I door knock as a real estate agent, to get listings.
    And time to time, I have people saying that they have a hard time to pay, somewhat behind and need to sell fast. These are the pre-foreclosure I get. I buy them to hold.

    I think nowadays it is very difficult to collect all your money and buy a house in other hand I can't trust bank now

    Wops!

    Sorry, I misunderstood.

    I feel like there are plenty of homes out there to buy right now without having to knock on doors to find sellers.

    What kind of financing are you doing with these deals?? Owner Carry-backs or assumptions or something like that? I'd be interested to learn more.

    I've got no chance of affording a rental property right now by way of getting a loan, but would love to take over payments for a decently kept and mortgaged house to get some rental cash flow.
