    Default Please help me!!!!!!!!!!!!! :)

    Please help me with information. I need to get started with my life. My wife and I just had a little girl on July 9. I have no steady income. I am looking for a career in real estate. That is my dream and my second biggest goal. My first goal is to start working so I can support my family. My daughter was born with gastroschisis. She has been in the Nursery Intensive Care Unit since she has been born. She has been in there for two months now. She is about to come home. But, my rent was due yesterday, and quess what?? I couldn't pay it. So I am about to be evicted and my electricity is going to be turned off. Not a very good start for my family and I. What I am trying to say is that, I do not have enough money to go to school. I have tried everything to get help from agencies but no luck. Everyone says that they can't do anything. All I want is a little help. Some help I can receive is information. I would like to do an internship or get info. on how I could go about getting assistance for real estate courses and licenses. I live in Tucson, Arizona. Any and all help and info. will be very appreciated.

    First off, my prayers are with you and your family.

    While it is possible to make good money in real estate, the overwhelming majority of people that get their real estate license either quit selling or supplememt their income outside of real estate. It's a tough job.

    When you start your career as an agent you need to have at least 6 months of living expenses on hand (unless your broker initially pays you a salary). Depending upon your market you will also need another $10,000 - $100,000 to spend on advertising. You could build your own web site, but it takes 7-12 months to get near the top of the search engines (if you are good at SEO). The other web alternative is pay per click, but that also costs money up front.

    Remember - agents are independant contractors and must pay their own way. You will also need to pay for your own health insurance.

    From your post your priority right now is cash flow and benefits. My suggestion is to find something (anything) immediately. If you are still interested in real estate once your situation has stabilized then put some money aside and take classes.

    Even if someone helped you with funds to take classes and get your license, it would be many months before you would see cash flow and you will still need to pay for your own advertising.

    Thank you for your insight. I really needed the information. It is so hard these days to find someone who will tell the straight out truth on how tough it is. People usually candy coat everything. My family really needs the prayers. Thank you.

    I also wanted to wish you good luck.

    And to agree with what has already been said.

    Have some money in the bank when you start your Real Estate Career. It takes time to build a business and it is not for everyone. It takes a lot of time, focus, dedication and perseverence to really get yourself established.

    It sounds like you are going to need to have a lot of your focus at home so now does not seem to be the right time to start Real Estate. You need a paycheck that you can count on, not one that takes weeks and many times months to generate.

    Pgodbey,

    God bless you and your family and I know you will be very sucessful just keep him in mind first and everything else will fall in place.

    The first thing I would do if I were you is get involved in your community and contact all the brokers, agents, mortgage brokers, and local real estate investors and see if you can get a position working for them as an assistant, property-finder, bird dog, anything just to get involve in the industry. That's what I did when I started and that was the basis to my career. Also drive around and look for vacant properties, for-sale-by-owners, distress properties and contact them and see what there asking for there homes or if they're interested in selling. Get in contact with an appraiser or check the values of the homes online and make an option contract with the sellers at a lower value to what is worth and try to sell that contract over to an investor or potential buyer. Now you would need more training on assigning contracts but here is a tool most investors use to make money without ever getting licensed.
