    Default 1 year goal help/suggestions?

    Hello everyone!

    I am currently 23 years old, just finished college debt free, and have been working a solid full time job for the past 8 months. I have had credit for a little over a year, and have not missed any payments. I would appreciate any feedback from anyone who can lend some advice to someone just starting off.

    I just renewed a one year lease for my apartment. My goal is to use this year to learn as much as possible about buying a duplex or triplex, living in one of the units and renting out the rest. I want to do this multiple times and own a few different duplexes/triplexes over time. I have been reading as much as possible, but seem to be lost in a sea of information. I am currently living in Virginia (Harrisonburg/charlottesville area). There do not seem to be any real estate clubs in this immediate area to ask for help.

    If anyone could offer some solid advice it would be MUCH appreciated. I will be happy to answer anything that I left out that is needed.

    It's not very difficult, to be honest. And you don't need good credit.
    Get to know all duplexes, triplexes and so on in your city. Check their owners. Go see them and ask if they want to sell with owner financing. Do the math and see if the numbers are doable. Then, negociate down...
    Real Estate is a number game. The more you do it, the better chance you have to find them...

    Please explain how it is possible to do it with no or very little money down. I thought that this had all changed since all hell broke loose with the banks. It was my understanding that it is now very difficult to do this without money down.

    If I were you I would keep renting if the housing market in your area is less than spectacular...Unless you find a super deal.

    I would begin my investing career wholesaling or bird dogging properties. Both of these strategies offer no risk, no cash, no credit options

    Check out ebay for good wholesaling courses, I have bought several from their and found them very informative...There may even be a good bird dogging course on there.

    We have been doing this for years and we hold free investment seminars. Come check them out and we can even talk about the numbers and what you need to look for. Free. Really. There is a good chance that I am not in your city or will ever be so there is no sales gimmick here.

    Hi there,

    Good for you wanting to get started at such an early age. the earlier the better.

    I highly recommend getting yourself educated in the Tax Lien & Tax Deed arena. It is the safest and most lucarative investment in America today that I know of. You live in VA, and that is a state where the Counties will have Tax Deed sales and auction off the properties with the starting bid being just the unpaid taxes. Do you know of a better way to buy properties than just the unpaid taxes?
