    Default Texan looking for advice re: Land

    Hi All,

    I'm in central TX, looking to purchase a small piece of land in Lago Vista as an investment. Can anyone give me their thoughts, inspirations or just plain rumors?

    I realize that I can get some good deals on land and it seems like there's a little profit to be made but I'm not sure of the mood of the market.

    Why should I do it? Why should I not do it?

    I havn't heard anything inspiring about property in Lago Vista but if it is water front in could be a pretty valuable piece in 20 years as Austin continues to sprawl. If you really want investment property I would strongly suggest buying on the Texas coastline. It is the last ocean front property in the sun belt that is affordable. I believe that over the next ten years as we see the majority of the baby boomers retire the Texas coast line will become a more popular retirement spot. That has helped countless coastal areas boom in this country to this point.

    Default Lago Vista Land

    Lago Vista does have some pretty lucrative spots especially waterfront. Also lots with lake views do very well to. I would stay away from the Bar-K ranch area ( North of 1431). Reason being is they havent developed the land. There aren't any utilities for the most part up there. Good waterfront will cost you starting at $200k. There is waterfront for less but it is so low in the flood zone you would have to build up 25ft in the air. Thats because they just raised the flood zone clearance to 723ft.
    You may find a lot you like and the right price but may have no utilities always get an estimate from the city: $35. There are tons of developments happening in Lago Vista right now and a lot more slated in the near future. I live and work in Lago Vista. Feel free to ask me any questions. Good Luck!

    Thanks, LV, yeah...
    It just so happens the lot is right off Bar-K Ranch Rd. There are a few modest homes in the area, so I assume there are at least SOME utilities. Does that sound right?

    However, I'm also looking at other properties not just in Lago Vista but around the general area. The thing I'm having the most trouble with is figuring out how to research the zoning, build-ability, use restrictions, that kind of stuff. Also how to figure out which community associations might have dues or fees owed on the property.

    And what's a good way to find out the recent sale prices of other properties in the area?
