    Can some one settle a debate between me and another friend of mine? Do you have to have a liscense to be a real-estate developer? And if so what kind of liscense? dont matter where at any where in the us or outside of the country?

    You need to have a tight relationship with a firm that has a contractors license or you need to have a contractors license yourself. But, you do not have to have a real estate professional's license in any of the four states that I have worked in.

    The main difference between a realtor and a real estate agent is credentials. People use the terms REALTOR
