Problem Tenants
Hey all..hope all is well..Anyone out there have problem tenants like I do? How hard is it the take out the garbage - it is unbelieveable! I have sent a official "default" letter and numerous conversations but yet they just can't grasp the fact that garbage goes out and comes back in !..its crazy..so I just watch their security deposit wither away as I continue to go clean up. Any ideas guys? I would appreciate it! Good thing they are moving out soon ...maybe I can get some cleaner renters

good thing they are moving soon
If they are moving soon then I would just wait it out and keep the deposit. If for some reason they don't move you should some how charge them a cleanup fee everytime they don't take the trash out

On the next renter
Peak into their car when they come to preview the property. If they are dirty renters or messy renters, there car will usually follow the same suit. Not much you can do about them in the meantime.

I am so glad to hear that they are moving out. I have a tenant that lives in one of my properties now that looked like a first class person the first day I met her. Very clean and well dressed. She rents section 8 and she is basically a slob with almost no furniture and a 3 year old. She has a mattress in the living room that she lays around on all day. And there is junk all around the house. Sometimes you can never tell how lazy a person is.

In the landlord business that's part of the game....I call it babysitting....you just have to constantly show your face at your property and show your tenants that you mean business....I'm sure you've heard multiple stories about your rent not being paid on time....I've learned the hard way and gotten burned but no more since I'm there every day....even for no reason I make sure they know I've been around....

Mr Cleanup when you say that you are there every day does that actually mean that you are there every day? Where do you find the time?

well for example I was there this morning and walked in the hallway and made my way to the back of the property just to "peek" around....I must also say that I'm also a "good morning" person when I'm there...Parents bringing their kids to the bus stop or going to work....do I catch them every morning?....no but I'll catch them in the evening also....Long story short...I take about 10-15 minutes and go there and to the tenant it shows that I keep an interest on what happens....This works for me.....
