    Default 4 Rental Properties - NO Protections

    Good Evening,

    I reside in Los Angeles and I have been maintaining 4 rental properties with no protection. I know it's scary but I need guidance on this.
    1. Burbank, Ca
    2. Las Vegas, NV
    3. Dallas, TX
    4. Phoenix, Ar

    I know one option for me is creat an LLC for each property I owned. Does anybody know any other ways to protect myself? Does anyone have a Series LLC at any other states but resides in California?

    Any assistance or suggestion is greatly appreciated! Thank you.

    You could start out by forming a common LLC to be the property owner or manager. Then you could look into creating Land Trusts with the LLC as the Beneficiary. The land trusts will be specific by state but would help protect you from predators.

    I would have an llc for each property. Beyond that, probably not a bad idea to have an umbrella policy.

    I too vote for going with the LLC's to save your backside and I wouldn't wait to much longer for doing so.

    I think STL LandLord is right If I would be in the situation like you I will follow STL
