    Default Luxury Lifestyle Investments

Hi, my name is Ron. I'm new to this board.

I'm a full-time investor with over 25 years of experience. I have been involved in wholesaling, rehabbing, renovations, landlording, and funding deals.

The most rewarding, with the least risk, has been in luxury gated communities. It's a buy-hold-sell strategy in improved land, where the value increases due to the infrastructure and amenities that are added during the hold period by the developer.

Our current focus has been in North Carolina. This state is an excellent place to invest or live, especially near Asheville. North Carolina is now the fastest growing state demographically, and properties continue to appreciate well above the national average.

My investment group has been investing in a luxury gated community situated in the Blue Ridge Mountains overlooking Lake Lure (4,000 acres and over 900 homesites) . We've been investing in this community for over three years, and the returns have been and continue to be excellent: our average return exceeds 100%; our lowest return has been 46.1% within a 7 month hold period. This community has consistently provided high returns with very little risk.

The big plus, however, is there is very little investor activity in this area and no overbuilding; thus avoiding the situation that has occurred in other states (like Florida, Arizona, California, etc.).
