    Default What are the top states for real estate investing now?

    What are the top states for RealEstate investing now with the slow market across the country?

    I have not seen any thing official however, the ms gulf coast is still a hot area for investors. The commercial side hasn't slowed down. Residential has slowed down but it is still moving. People have had a hard time coming to grips with the price of insurance. There coming around and I think the market will be back in the coming year.

    Default MS Gulf Coast

    Can you pick up property cheap on the MS Gulf Coast?
    I would think Insurance would be high after Katrina. I used to live around Mobile, Al and would travel to Bay St. Louis and Biloxi. These were really nice areas. I hope the rebuilding is going well.

    I seen an 1900 sf home in Gulfport last week going for 65$ a square foot, so there are some good deals out there. Insurance has been the Achilles heel of all of this. Flood and home insurance have stayed about the same, however wind has become costly. They are throwing people in to the the Ms. wind pool. If you buy north of I-10 it is a little easier on the pocket book. New homes that have an engineering stamp for wind resistance help lower the cost of insurance also. Another plus is interest rates have dropped a little over the last couple of months.

    Investing in Real Estate is definitely a numbers games. You can successfully invest in any state or city. You need to know what you are doing. The first thing to consider is: What is your exit strategy after you buy the property.

    That is a good question, something I have not given a lot of thought. The coast as been go-zone approved so there has been a market for rental property's, but at the end of five years will the market get saturated with these properties and who is going to buy them? My answer to your question would have to be a good offense is a good defense. Invest when the market is down, chose property's in well established areas, diversify, and don't overextend yourself. When It comes time to sell, your investments can go to work for you.

    I have come to known Texas is the 3rd or 4th state with Largest Foreclosure, I have bought 3 properties in the last 2 months..
