    Default Anthony Minnuto - No money down apartments

    What is this all about? Is this a lease purchase or something? I can't imagine, short of seller financing, that you could do a "no money down" transaction on a 50 unit apartment without a poor location/condition property AND make a REAL positive cash flow of $5,000 per month as he claims on his website. I own lots of apartments, and none of them did I put $0 down. The closest to it was a seller finance transaction on a $800k building with $25k down, and that's almost unheard of. (Again, unless you're in a less than desirable area with very, very little appreciation/rent growth.) Is this for real? What's the story? Something doesn't make sense to me. Anyone been to his seminar?

    I went to the seminar about 6 months ago and last month I closed on my first apartment building. It has 61 units.


    I was very happy with the seminar because there were no people brought into to sell stuff.


    I know you're looking for a quick answer but its not like that at all. There is a lot to it. There are many different steps to the process. If I started documenting everything that you had to know and do then this post would take me a long time to wright. My review of most guru's is not good but Anthony is very good and honest. It was definitely the best seminar I ever went to.

    I did not get the home study course so I cant tell you about it but i'm sure its great to but I prefer to learn in a class room rather then reading or listening to CD's.

    There are many ways to do no money down on apts. Obviously the easiest is 100% seller financing. I didn't attend his seminar but intend to, I just have the at home course.

    It's a number game. I'm always interested by a zero down. But I need to make 1000 offers to have one deal...Number game, like everything else.
