    Default Baltimore, determining ARV with Rehabs?

    Hello all,

    What is the best way for determing the ARV or after repair value of Baltimore row homes after they are rehabbed? With the lack of sq feet info plus some other factors it makes cma's and comps a little off. Any help would be appreciated. I would rather not rely solely on the view of the realtor.

    Unfortunately the only real way to estimate market value is to use comps. It can be more of an art form that a science when information isn't availble or wrong.

    You can however pay another realtor do do a 'repaired' cma on the property for compairison. Shouldn't cost much. It's not uncommon that banks do just that before selling a property.
