    Of course, and quite easy actually. When you write your purchase contract, you put 'zero' as down payment and you're in business if the owner is ok with it and if your bank is ok with it.

    We were selling condos with the same deal. As long as you qualified for 100% financing, and were accepted by the bank, we wrote the contract woth no money down, paid the closing costs, and off you go.

    Closed 25 deals that way in the same project.

    As long as the property appraised well above the contract price including closing costs we did not experience any issues. Now that the banks are a bit tighter on lending, many of the buyers now have to come up with 5% at closing.

    My company is a head hunter for a company that does no money out of pocket and you get paid at closing. It is by invitation and you must qualify to invest with them. There is no leg work for you other then signing papers they take care of everything else and the profits you can make are great!

    Hi TQ,

    Two of my recent investments in NC included zero down payment, seller paid closing costs, and 2 years of mortgage payments given to me after closing. $0 out of pocket for me for 2 years. I would be glad to discuss with you. There are still opportunities in great coastal communities.
