Quiet easy to do, especially if you are unlicensed.
Make sure you close with a title company or attorney dealing with flipping contracts. It's amazing to see that it is illegal for some and a piece of cake for others!!!

That part of the business is very iffy. Don't just dive in hoping to stay above water. If you are webmastering the service even you can be help liable so make sure you have disclaimers that are detailed and cover the bases.

Hi TJ,
Are you looking for people in Pre-Construction contracts or anyone in a contract that is legally assignable and wants to flop. Oops, I mean flip...
Most builder contract will only allow assignment with builder approval, and typically charge an assignment fee.
Under current market conditions, some builders are waiving the fee just to get the unit closed on by somebody.
How do you propose making any dough?
I guess it is kind of like www.swapalease.com the people who list their car pay a fee upon successful assignment. Could be tricky.
I know a LOT of people who want to walk away from their contracts, but the developers are forcing them to close, or be sued.
I have a condo-resort in Orlando with about 20 buyers who cannot close. They are willing to forfeit their deposit to a new buyer who will close, just to get out of being sued. It brings the units in at about 35% below appraisal value. These people would live to have a place to post their property.
