If permitted subdivide into 4 parts and condition the land, would end up raising the value to maybe 100-120 grand. I know this would be hard to say because construction in Charlotte is in the top 10 amongst the highest costs. Could there still be a way to profit after the land is prepared for housing? Also if the property has trees and brush who would i get to clear this mess away for a nominal fee?
