My suggestion is always to try to manage the properties yourself up to a comfortable level, then hire a manager to work just for you, not a property management company.

The reason being that property management companies deal with hundreds of units, so they really don't have a personal interest in renting your unit compared to someone else's. Plus it is more expensive having a management company: management fees, leasing fees and profit-margin on maintenance calls.

If you hire a real estate agent or an elder individual, who has been in real estate, they will do a much better job for you and cut down costs.

As far as the tenants, as long as it is spelled out in the lease agreement about access to the property and other stipulations, it should not be an issue walking through the property with proper notice and other exceptions. It is all about written disclosure.

Real estate agents can disclose market conditions, which will govern your selling or buying process. Many factors determine how you will proceed. Data such as the average per square foot cost of similar homes, median and average sales prices, average days on market and ratios of list-to-sold prices, among other criteria, will have a huge bearing on what you ultimately decide to do.

What is do is to ask for advice from Zillow. Since it is a reputable website for real estate, probably I can ask questions in there with agents answering those and weighing which advice would probably work out and then contacting that agent to further help me out on my plans.

When you are looking to buy new property or gives it on rent, you must find a good rental property agent. Publish advertise in local newspapers. Use multimedia tools. Get advice from relatives, friends and co-workers.

Default Finding a good rental property agent

Although you can do the job yourself, but for professional advice and for knowing the market situation you have to refer to an agent. Therefore it is advised that you hire an agent but monitor your business yourself.

If you're thinking about investing in a rental property, experts say low home prices combined with low interest rates make this the best time in years to become a real-estate investor.
