Default 3 Tips to Get Started on Real Estate Investment!

As most of you guys already know, this is a buyer's market for residential properties and some of you are now considering investing in real estate. Here are three tips to get you started!

    1. Determine the true value of a property. Compare the property with similar properties in similar areas. Location is very important because it has a major effect on its market value. Investigate how long the property was on the market and the price it was sold for and their key features. Once you've gained an understanding, you will be able discover undervalued investment properties!
    2. Research the market. Spend time examining the market trends. See what renovations homeowners and realtors are performing on their houses and concentrate on doing the same for your property. Be wary of personalizing the renovations because it might not be market-friendly.
    3. Set your budget and stick to it! Know what you can spend and research the price of labor and materials in the area. Also check how long those projects may take.

If you have more tips to add please chime in!!

If you are looking for something long-term, would like to rent your property, research areas with low vacancy rate. These areas include the bustling part of town professionals a place to live, which may increase the attractiveness and practicality of your property.

Yeah I must agree. Knowing other investors and brokers is so important in real estate. You can learn a lot from them. One of the best way to get to know investors or brokers agents is to go to local chamber of commerce. You will gain knowledge and meet many real estate people.

These are all good tips. I would add that you must develop a good team to help you were you are not experienced and strong. Your team should include
    • A Realtor - that specializes in your area and type of property.
    • A Loan Officer - Financing may be the most important part of investing.
    • An Attorney - You must have you legal butt covered.
    • A Contractor /or Handyman - Which would depend on your investment strategy
    • An Insurance Agent / Broker - Protection is mandatory
    • Security - You must protect your property
    • An Accountant - Uncle Sam will always get his.

In putting your team together you will save time and headache as you grow your real estate investment business.

If you want to invest in real estate sector then you must research the market very well. You should fix the budget upto which you can afford to invest. You must consider some important factors regarding real estate properties such as location, market value, competitor strategy and surrounding area before investing.
