    When investing in the real estate market it is important that your investment fetches you a monthly cash flow. Even if you are looking to get a decent profit due to capital appreciation, it is very important that your investment provides a stable monthly return. If it is not so, then probably you will find that all you earnings will be nullified by the monthly drain on your income. This will be all the more true in case there is a decline in the growth of real assets for a few years.

    You must be thinking as to why should you invest in the real estate market at all? Well, the facts state that unlike the unpredictable stock market, the real estate market has shown a steady growth over the years with only a few minor hiccups. The best part is that you do not need any prior training or qualification to enter in to the field of commercial real estate. It involves very little risk and you can end up making a lot of money out of it.

    Investing in the commercial real estate, although beneficial is altogether different from investing in the residential real estate. First of all you need to know about the basics of mortgage. The focus of the commercial real estate creditors is the property itself. They are interested in its condition and its earning capacity. Here the credit scores do not matter as much as that they matter in residential property deals.

    You can earn much more in the case of commercial real estate business as in addition to the fixed rent, you also charge a percentage of profit from the tenants.If you have the property in central location, you can charge a higher amount of rent, as location is of vital importance in these cases. Commercial real estates also appreciate much faster than the residential ones.

    Real estate investment for residential property is pretty much important and this will be the good sort of investment when one want to secure their future and no doubt it will be pretty beneficial.

    Commercial properties are also important but at the same time if a person is looking for residential property investment then they can go through it.

    Default Commercial real estate is the way to go

    Totally agree with the original post.
    It is also easier to obtain a commercial mortgage nowadays - banks will look at the property more than the borrower: you can have a low 500 credit score and have the seller help with financing the downpayment, which is unheard of in the residential mortgage arena.
    It is a matter of opening the real estate investor's mind to bigger possibilities - so many investors are 'scared' of the word 'commercial'. It is still real estate! Start with something smaller, like a 3 to 4 units office building or small strip mall and soon enough you will move to bigger projects.
    Search around; so many sellers are looking to walk away (balloon notes due, relocation, loss of interesttha,) that they will help with financing, closing costs and more and the lenders will let them.

    The Property rights for a particular purpose or is not a perfect answer, but, whether it is commercial or residential, is seeking this sort need to consider all aspects of venture capital. Ask yourself what you really want, do not rush to make a final commitment until well aware of the worst case each of you that may occur.
