I have an aggressive buyer that is targeting certain areas right now. We are looking to close several deals this coming year. He is aggressive and he is not a bottom-feeder. However, he is not willing to pay retail either. He is interested in dealing with Sellers that are motivated. He likes Sellers to carry back paper (30%-50% depending on the deal) for a period of 3-5 years. He will buy in any area as long as it meets the following criteria:
