Buyer Wants To See Deed
Hi Guys. New.
I'm selling a piece of land I own In Texas, and the buyer wants me to send a copy of the deed, to see that I actually hold the deed. When I bought this land, all the work was done for me, and I don't know how safe this is. Can anyone just go file the deed, and transfer ownership? The question is, can I just scan and send the deed over to them, or should I handle it another way.
I'm just using a purchase and sale agreement with the buyer, and then sending the deed, upon payment. Just FYI.

Sending Deed
As the deed is obtainable by anyone through public records it is not putting you in additional risk. Yes you can record a deed but it will need to be signed before a notary, be in adherance to the recording requirements and have names printed/signatures for witnesses to the deed.
I believe the deed recording requirements are the same in Texas as they are in Florida. Here are the current deed recording requirements for Florida.

Or if you don't want to go it alone you can always hire a title company to prepare and record the deed. Stewart title has a decent reputation and has offices nationally. Stewart Title acquired Texas State Title of Houston in 2004-5. Even if the title company isn't in your immediate area they will still be able to accomodate you as they are licensed in the state and all docs can be mailed to you as well as your buyer.

I am more interested to find out why the buyer wants to see the deed. Around here most buyers take you at face value that you own the property you are trying to sell, Deeds etc are the in the realm of lawyers.
Something seem strange in my opinion.
I would tell them they can get a copy of the deed once they make a serious offer.

Well, they made an offer, and I accepted. She asked to see the deed, as I live in Delaware, and somehow have to work out this deal without ever being in Texas. I didn't plan to fly out, and just planned to quit claim the deed over to the buyer, once the payment is received.
Can I just take their payment, have a quit claim notarized with me quitting all claim to the buyer, and then mail that over with the original deed?
