    I doesn't matter what state that we can obtain property as long as it is nice homes in nice areas.

    There is work to be done to warrant us sharing 50% of the profits. As you know, real estate can be rewarding with effort.

    Lightbulb Joint Venture, With Mr. Jack

    Hey, Jack
    First, let me explain what I do, And hopfully your fimiliar with Georgia property. the only properties that I deal with have at least 80 to 150k
    in equity after REHAB has been done. Rehab cost is usually 10 to 25K. Depending on the work that is neede. You can buy these properties and do nothing and still they will rent. most of these area's are revitalization area's, Historic area's, or just area's that the rich are taking
    back, because they are tired of the long drive back to Atlanta. Sometimes
    we get lucky and get pre-foreclosures. Land is popular in some area's if
    you know how to build.

    My delima is I dont have the resources $$$ (yet) to purchase these deals when they are availible. Your absolutly right, I really dont need 50% and
    the hassell of doing all the work. A real estate Commission will do just fine.
    I'm usually on target with the ARV. But its important that you do your due
    diligents also.
