Real Estate Investors
Real Estate Investors. Starwood, Paulson and other institutions are snapping up residential real estate. Is this a smart play or will real estate stay stagnant?
A better way to find investment real estate. Properties analyzed and ranked by equity, cashflow, cap rates, rents, discounts, projected profits.

Real Estate Investment is now treated as a major case of capital budgeting by using state-of-the-art investment analysis which incorporates the future stream of income it may generate and the associated risk adjustments. Miami Beach real estate is the best value in the United States now.

Residential real estate investment is comparatively less daunting than commercial real estate when starting out your journey because everyone knows what constitutes a home that some could live in. You will straight away notice absence of a bathroom and a kitchen or if the property suffered from poor ventilation.

I have started a blog to teach the basics of real estate to people who have little to no knowledge. (ie. Everyday people who never look at purchase agreements or addendums for fun!)
The blog is at http://realestate201.wordpress.com/

Corporations and institutions can often have double incentive for investing in residential properties. Losses can be written off for tax purposes and gains can be protected by the "umbrella" of the institution.
In addition there are several ways to receive gains and still create "losses" on paper, protecting it from ol' "uncle Sam".
I have friend who earned over $1,000,000 (yes, thats 6 zeros) last year and paid only $25 in taxes (the cost of filing).

It's definitely easier to start with residential property when you are a beginner. The investments tend to be lower as compared to commercial properties. However, when you are already familiar with real estate investments, going for commercial properties can really give you a great return.

Real estate deserves to be the best in the world. Before you invest in real estate , you should carefully consider what percentage of your overall portfolio you wish to risk in property.

Use a real estate agent or broker. My first great deal was found by a broker. Try to get access to the MLS so you can look for deals yourself.

I am an investor and like off-plan a lot. I Invest only a fixed amount of money and not everything and until prices will rise I think this is best solution for making money. If you pay only 50000; for example and price goes up for 5% you are actually getting 10% rise. It's almost you would be using leverage on stock market. Of course from view of holidays I would prefer ready made property. Also I think until prices will rise at current stage it will not be possible to make more money with renting property than reselling.
