Frequently the best investments come from off the beaten path. Why I invest or have investors that are standing by, I will go out and look for houses - knock on doors and talk to owners of degraded houses. Frequently these people have thought about selling but have never gotten around to listing their place. This allows you to get ahead of the pack.

It counts only assets and liabilities that are employed in generating operating earnings, and removes the rest.Investors provides the funds (business capital) which the company uses to operate. With no investors there is no business.

Paralisis of Analysis
The bottom line ... get your facts together, look at the numbers, and if everything looks good, go for it!
I have seen too many want-to-be investors wasting time daydreaming about owning real estate, attending seminars, reading all the books and even going around and looking at properties, but never making the first move.
The first property is always the hardest to get - so many questions, cold feet, etc. After that, it gets easier and easier.
So don't be afraid and fall victim of the "paralisis of analysis" syndrome. Go for it!
