I'm trying to buy several acres for my small farm. Could you please advise me on the following two issues:

1. Would an 2 acre corner lot out in the country be worth more than a 2 acre lot in the same location that is not a corner lot?

2. Would acreage (say 10 cleared acres of agricultural use) on a main paved highway right across from (noisy) railroad tracks be worth less than same, but without the railroad tracks across?
