    Default Medical buildings a good investment

    Hi..
    When everything goes right, any property is a good investment. Unfortunately, everything doesn’t always go right. That’s why it’s a better strategy to invest in those properties that offer more flexibility (i.e. lessee profile change, expansion, less capital improvement, etc.). Medical buildings offer very little flexibility. Because of the extensive capital improvements necessary to support medical lessees, when a lessee moves out, the lessor is limited to replacing that lessee with another person in the medical field. Expansion or altering the property’s present use would be a very costly proposition. It is unlikely that market rents would support such an investment. In other words, all things being equal, given the choice of property types available for purchase, a medical building is not high on our list.

    Post What type of medical buildings??

    If you are referring to medical office buildings I would tend to disagree. They are remarkable producers of cash flow if purchased at the right price. Especially if you get a good tenant base of medical specialists in an area with high demand for them. Just my two cents.
