    Question Is this a smart play or will real estate stay stagnant?

    Real Estate Investors. Starwood, Paulson and other institutions are snapping up residential real estate. Is this a smart play or will real estate stay stagnant?
    A better way to find investment real estate. Properties analyzed and ranked by equity, cashflow, cap rates, rents, discounts, projected profits.

    Good call. As long as you purchase positive cash flow properties that can carry themselves, these properties won't represent too much of a burden. At some point, the economy is going to pick up and prices should rebound from where they are now. Until then, just ride out the investment on the cashflow. In Canada, it's easy to find many properties that cashflow around 8% per year... That's a great return on it's own, without considering equity appreciation and amortization.
