    Default thinking of selling my commercial property next to super walmart, any ideas?

    i own commercial property next to super walmart in kansas and am thinking of selling. Does anyone have ideas on potential investors or what the best move would be. I have it listed with an agent but they are doing nothing to help me move my property.

    Need some adivce, thanks.

    Does your agent specialize in commercial? If not get one that does.
    Have your agent show you what is being done to promote your property. A lot of agents are bad at communicating to their sellers what is actually being done to sell the property. Also, some sellers have misconceptions about what agents will do to advertise their property. Typically an agent is not going to take money out of his pocket to pay for loads of advertising. Especially when they only have a six month listing agreement. If they spend hundreds or thousands of dollars out of pocket to advertise your property, then six months later the agreement expires and you go list with another realtor then he just lost all that money. Properties that you see heavily advertised have an ad budget paid for by the seller. Your agent has likely placed your property on the Listing Service, in a few local publications, and placed a sign out front of the property. If you want this property agressively advertised you need to have a longer commitment to your agent and give him a budget. But make sure he knows what to do with it.

    And remember, your listing agreement is with the agency broker not necessarily your realtor unless he is the broker of record for his office. You can fire him and have someone else in the agency take over. Talk to the broker.
