    Default How to find investors?

    Hi,

    I'm new to real estate investments, but are trying to get some ideas how to purchase my first property. I have read a few books on the subject, and over and over again I read about finding private investors to help finance property. By offering competitive interest rates and property as security it sounds like a sound idea. The problem seem to be finding investors.....

    One option is look for a local Real Estate Investors Association (REIA). Members gather periodically to trade deals and services like hard money. They often have guest speakers to educate their members.

    Another option is to watch the classifieds for people offering lending services.

    Thanks. I will look for any REIA in my town and see what I can learn.

    For anyone getting into real etstate, especially to 'flip' hoses. What would be the best way to finance the first deal. Is it to risky to try financing it through a private investor when you're just starting out?

    I'm in California by the way.

    If you cannot fund the entire project yourself your going to need to get money somewhere and private funds are your best bet. I have never thought of private money to be risky. They look at the numbers of the deal and give the loan or don't. Banks look at you, ask questions, make you jump through hoops, ask more questions and make limitations.

    The risk in getting a loan is default. Both loan options have the same recourse, foreclosure. Unless you have very good credit and a good portion of the money already a private investor will be your quickest and best option.

    Many people go to the local real estate agents to find the inverter for their property. They will provide you the proper deal.

    Finding investors is really a matter of networking. Is there a small business that hasn’t needed more capital at some stage of development? And is there a small business owner who hasn’t thought of an investor as an ideal source of the capital he or she needs? But finding an investor isn’t like finding a clam on the beach; the search is more similar to finding the pearl. Here are some tips for finding an investor.

    In my opinion we can find investors by network and better service. As you know reference is big thing for popularity and reference is completely depend on you service.
