Looking for Angel/Private investor
Hello, my name is Matthew Teuschel. I am a local investor in the Jacksonville area and need funding to get my real estate
investment business off the ground. My first area of focus will be on 2-6 unit apartment buildings to generate income and
appreciation when the market begins its expansion phase and then move into larger unit buildings. I will use the income generated to invest in other properties
including single-family homes. The single-family homes will be more to generate quick cash, therefore I will only invest in
it if it proves to be a great deal and the Return On Investment is pretty significant. As we move forward, I will progress
to larger unit apartment properties, shopping centers, and office buildings.
The formula I use to determine the
value of a property and whether or not it's a good deal, is income based. A good deal for me is one that has a cash-on-cash
return of atleast 10% and a cap rate between 8-12%. I have an entire Analysis Form to help me determine the value of a
property (will fax it if necessary). I am looking in the range of no more than $200,000 to start.
I have done alot of research for my surrounding area and I have come to the conclusion that the market in Jacksonville
is still in a Buyers Phase One market (unemployment is still fairly high, new construction is still down, and rents have decreased). I received this information during my due diligence process from the Apartment Association and Chamber of Commerce in my area. I will also have a property management company to manage the investments and handle tenants. I am currently still researching different companies so please, feel free to send your recommendations.
When funds are provided, I will be holding a monthly or quarterly conference to keep everybody updated, sending income statements to show progress, and even showing the numbers before I even close on the property to make sure my investor is confident in the
numbers. I also ask, that my investor be open to advising me along the way if beneficial. I am armed with the proper tools and knowledge to make this happen, and invite anybody who wants to share success with me. Please contact me through this community.
