    Default Real estate investment is an art

    Real estate investing is really an art and, like any art, it takes time to master the art of real estate investing. The key, of course, is to buy at a lower price and sell at higher price and make a profit even after paying all the costs involved in the two (buy/sell) transactions.

    Generally, people are of the opinion that real estate investing makes sense only when the rates are on the rise. However, real estate investing for profits is possible just about any time (and as I just said, real estate investing is an art). Here is a list of tricks that can make real estate investing profitable for you:

    Look for public auctions, divorce settlements and foreclosures (bank/FHA/VA): Since quick settlement is the preference here (and not price), you might get a property at a price that is much lower than the prevailing market rate. You can then make arrangements to sell it at the market rate over a short period of time. However, make sure that the property is worth the price you are paying.

    I agree with it. Buy it on a lower price and sell at higher price and make a profit. It's a great strategy for a seller to think.

    Well, though I agree to some extent that RE investing does require creativity to construct deals from time to time, I think that RE investing is also a SCIENCE. It is about the numbers as well. If the numbers are not making sense, it doesn't make sense to get involved in the real estate - not to say that a deal that didn't make sense couldn't be created to make sense through creative deal making. So mastering the art of deal making is an integral part of real estate investing.

    It is all about +CF (positive cash flow) and creating an agreement between the seller and the buyer where both win.

    Yeah, I can agree mostly with that... Deals are made both in up-markets and down-markets. As long as all the parties is flexible and has an open mind, a deal can be constructed.

    Well, that is a good start of areas to look for deals, though the list is vary minimal. There are numerous other avenues to look for deals and far too many to list them all. The #1 thing to realize is that if there is a will, there is a way. If any of you have any questions about some of the other ways to find deals, please ask... I am not trying to sell anything, I am here to help - it is just that again, there are far too many ways to find deals, let alone create deals, and by asking on a 1-on-1 basis will be far simpler to explain that trying to wrap your head around a good set of ways.

    So, ask away and you will find solutions from many of the members in this forum!

    Buying a house with a low price is key,if it is a good house. Selling a house with higher price is a common way to profit on a property,but I also consider its quality to avoid repair expense.

    Real estate investing is part art, but a lot of science in the use of return on investment and valuation calculations. There are a number of very valuable calculations used by real estate investors. Tell us what works for you.

    Understanding real estate investment is crucial because it usually involves a substantial investment and a long-term one. Moreover , the real estate market can be unpredictable. This is particularly important when one goes beyond buying a home to actually 'investing' in real estate.So,we can say that real estate investment is an art.
